Revolving Door Repair and Service for Arkansas Buildings

A revolving door is the hardest working machine on the front of your building. It moves people in and out at the same time, holds your conditioned air inside the lobby, and turns through thousands of cycles a day without anyone thinking about it. Then it starts to drag, stop short, squeal, or refuse to fold when someone pushes on it, and the main entrance becomes a problem. A Revolving Door Is Not a Slider With a Curve

Most facility managers know sliding doors: a header, an operator, a belt, a couple of sensors, and two leaves traveling in a straight line. A revolving unit shares almost none of that. The drive sits in the canopy above the drum and turns a center shaft carrying three or four wings. Around it sit a curved enclosure, weatherstripping on every leading edge, a speed control, a brake, a control board, a slow-speed button for guests who need extra time, and hardware inside each wing that lets it fold out of the way. A slider has one path of travel. A revolving door has rotating mass, a braking system and a folding function, and all three have to be right at the same time.

That is also why a revolving door rarely quits all at once. It gets slower, or louder, or it starts stopping for no obvious reason a few times an hour. Those are early mechanical symptoms, and they are cheapest to fix while they are still symptoms.

Speed Control Is a Safety Setting, Not a Comfort Setting

How fast the door turns is held inside limits the manufacturer publishes for that model, and it is supposed to change based on who is using the door. Normal rotation is one speed. Press the slow-speed button, the one that makes the unit an accessible entrance for wheelchairs, walkers, strollers and carts, and the door should drop to a much slower rotation and hold it until the trip is finished. If the unit has drifted fast, or the slow button no longer slows anything down, people get caught by a trailing wing.

Speed is not adjusted by feel or by ear. It belongs to a certified AAADM technician with the right testing equipment, who can check rotation and stopping behavior against the manufacturer's limits and write down what it measured.

Push Bars and the Safeties Around the Wings

A revolving door watches its own perimeter. Sensor strips run up the leading edge of each wing, presence sensors cover the curved side walls where a foot or a bag can get pinched, and more sensors guard the entry and exit throats. Push bars let a person move along with the door or lean on it, and the controller reads that pressure. Working correctly, the unit slows or stops before anything gets trapped.

When those safeties fail they fail in one of two directions. Either the door stops constantly from a dirty lens, a bumped sensor or a pinched wire, and your staff gets tired of it, or it quietly stops seeing people at all, which is far more dangerous and much harder to notice. Taping over a sensor or switching off a channel to stop the nuisance stops is the worst thing anyone can do to a revolving door. Sensors get cleaned, aimed, tested and replaced by a technician. They never get bypassed.

Collapse and Break-Out: What Should Happen

Every automatic revolving door is built to give way. Push a wing hard enough, or lose power to the unit, and the wings are designed to fold, usually called collapse or break-out, so the drum opens into a clear walkway people can simply walk through. The amount of force it takes to make that happen is set by the manufacturer, and it is one of the most important numbers on the door.

Set too stiff, the wings will not release when someone needs them to. Set too loose, wings break out during ordinary traffic, which is alarming for guests and hard on the hardware. Break-out force is measured with a gauge, not judged by hand, and it should be checked on a schedule along with the sensors, the brake and the slow-speed function. Building staff should not test it and should not adjust it.

A general handyman has none of the parts, the diagnostic tools, the force gauge or the training, and this is several hundred pounds of glass and metal turning on a powered shaft in the busiest doorway you own.
