Central Arkansas does not get a mild summer. From June through September, the outside face of your entrance sits in high heat and heavy humidity while the inside face is trying to hold conditioned air. Your automatic door is the seam between those two, and it works harder in July than in any other month of the year. What heat does to an operator

The operator is a motor, a gearbox, and a control board packed into a header that is often bolted to a wall facing the parking lot. Headers hold heat, and afternoon sun makes it worse. Over a long summer, that heat tends to show up as:

  • Control boards that behave normally in the morning and throw intermittent faults by mid-afternoon.
  • Lubricant that thins and migrates, leaving gears and bearings running drier than they should.
  • Motors running hotter and longer on a door being cycled hundreds of times a day.
  • Battery backups and power supplies that lose capacity faster in a hot header.

Humidity adds a second problem. Warm, damp air condenses on cool metal and on sensor lenses, and over time that shows up as corrosion on terminals and connectors, and as a sensor that reads the walkway a little differently than it did in April.

Belts, rollers, and moving parts

Sliding doors run on a belt, and belts stretch. Heat speeds that up. A belt that is slightly loose lets the door drift out of position, hesitate at the start of a cycle, or stop just short of a full seal, which is exactly the door that leaks air all afternoon. Rollers and tracks also pick up the summer version of grit: pollen, mowing debris, and dust packed into the track by every cart and wheelchair that rolls over it. Swing door arms and hinges take the same abuse, with thermal movement in the frame on top of it.

None of this is dramatic on any single day. It is cumulative, and by August the door that felt fine in spring is noticeably slower, louder, or rougher at the end of its travel.

An open door is an open checkbook

The cost most owners never see on a work order is the air. Every second a door stands open in an Arkansas August, your rooftop unit is paying to cool the parking lot. Doors that hold open too long usually have an ordinary cause:

  • Hold-open time set for winter traffic and never revisited.
  • An activation sensor reaching too far into the walkway, so people passing by trigger a cycle they never needed.

Hold-open time, opening and closing speed, and check speed can all be tuned for summer traffic, and every one of those settings is tied to how safely the door behaves around a person. Opening and closing force, sensor patterns, and safety hold logic are safety-critical.   • Sweep and vacuum the threshold and track daily. Grit is the one thing you fully control.
  • Wipe sensor lenses and photo eyes with a soft, dry cloth. No solvents, and nothing pressurized near the header.
  • Keep displays, signage, floor mats, and seasonal decor out of the sensor's view.
  • Keep the walkway clear so the door is not being triggered by people who are not coming in.
  • Report new noises, hesitation, or a door that no longer closes fully, the same day.

Put it on a schedule

The businesses that get through an Arkansas summer without an entrance failure are the ones on a planned service interval instead of a break-fix habit. A summer visit should cover the operator and header, belt tension and drive components, sensor testing and pattern verification, weatherstripping and sweeps, and a full safety inspection with force and timing checked and documented.
